Investor property inspections are performed prior to purchase and can be done periodically during ownership. Pre-purchase inspections are performed to identify any defects prior to taking ownership to allow for the negotiation of repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio ensures the identification of needed repairs after a tenant's departure. For example, long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying problems early is the key to profitable ownership.

Pre-Listing Inspections

Listing inspections are a great selling point for all homeowners. Many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great on the outside, but have serious technical, safety, or functional issues without the owner's knowledge. By having the home inspected prior to being placing on the market, you are able to identify any problems and either repair or disclose the issues found in the Inspection Report. Repairing the problems would be the most beneficial towards completing a sale. However, there may be financial reasons where the owner cannot take the steps to make the appropriate repairs and by disclosing them up front, along with pricing the home based upon that disclosure, will often times produce a higher net sales price for the owner.
